Permits Filed For 1209 McDonald Avenue In Windsor Terrace

Permits have been filed for a 4-story residential building at 1209 McDonald Avenue in Bklyn. Located between Greenwood Ave and Vanderbilt St, the lot is near the Fort Hamilton Parkway (F)(G) station. Soft Stone Development Group is listed as the owner behind the applications.

With a proposed height of 33 feet tall, it will yield 10,347 sq ft designated for residential space. The building will have 11 residences, most likely rentals based on the average unit scope of 940 sq ft. The concrete-based structure will also have a cellar, a 95-foot-long rear yard, and 7 open parking spaces.

Studio Gallos is listed as the architect of record.

Demolition permits have not been filed yet. An estimated completion date has not been announced, obviously.

Mulligan Security Expands Lease At 7 Penn Plaza In Chelsea

National real estate investment firm The Feil Organization has announced that private security contractor Mulligan Security has expanded its lease at 7 Penn Plaza in Manhattan. The company will extend its lease for 12 years and expand its footprint by 15,788 sq ft, bringing its total occupancy to 24,788 sq ft.

This expansion will take up the entire second floor of 7 Penn Plaza and include the construction of a new private lobby entrance on 30th Street. It is a notable increase from Mulligan Security’s current 9,000-square-foot space on the 17th floor, where the company has been a tenant since 2022.

Mulligan Security’s lease negotiations were handled by David Hollander and David Katz of CBRE, while The Feil Organization was represented by Andrew Wiener, David Turino, and Henry Korzec. The asking rent for the expanded space on the second floor is $65/sq ft.

“As our company undergoes rapid growth, the Feil Organization worked with us to create a new custom-built office space with separate street-level private access tailored to the unique needs of our growing business and brand,” said Anthony Escamilla, chief financial officer at Mulligan Security. “They took the time to understand our tenant needs and helped us craft a creative solution that will enhance our success. We look forward to another decade-plus of growth and expansion here at 7 Penn Plaza.”

Situated at 370 Seventh Avenue, 7 Penn Plaza is 18 stories tall, encompassing 357,000 sq ft. Its proximity to Penn Station offers easy access to the (A)(C)(E)(1)(2)(3), (PATH)(AMTRAK)(NJT)and the(LIRR).

Foundations Underway For 85 DeKalb Avenue In Fort Greene

Foundation work is underway at 85 Dekalb Avenue, the site of a 30-story building in Bklyn. It was designed by Perkins Eastman and developed by RXR with a height of 348 ft tall. It will span 289,000 sq ft and yield 324 rental apartments with 98 rent-stabilized units, as well as 54,000 sq ft of academic space for LIU, a cellar level, a 30-foot-long rear yard, two loading berths, nearly 15,000 sq ft of amenities, and an enclosed parking garage for up to 198 vehicles with electric vehicle charging stations. RXR LIU PII Developer TRS LLC is listed as the owner and LRC Construction is the general contractor for the property, which is located on an interior lot by the corner of DeKalb Avenue and Ashland Place.

Significant progress has occurred since our last update in early July, when the plot sat cleared following the demolition of the former low-rise occupant. Construction broke ground in October and recent photographs show an extensive amount of the foundations already formed while an excavator finishes unearthing the site. Below-grade work should continue throughout the rest of winter, followed by the emergence of the superstructure above street level in the spring.

The main rendering depicts the tower rising in a stepped massing with like, 5 setbacks on the southern elevation along the street. The curtain wall is made up of floor-to-ceiling glass with black mullions and gray horizontal bands wrapping around the exterior, and the building culminates in a gray mechanical bulkhead. Glass railings line the setbacks for terraces.

Residential amenities will include a 24-hour concierge service, coworking areas, and fitness centers. The site is a short walk from the DeKalb Avenue (B)(Q)(R) station.

On its site, the building's anticipated completion date is slated for December 2025
