Hello, and welcome to the NYC Skyline updates thread! There are 4 updates per day, and will be announced each morning at around 8:10-9 AM! Here are some rules

1. DO NOT ask where I get my sources from. If you know, you know, and don't say it on here, unless I can allow you.

2. Only Me, @Ale188, am allowed to give out updates. Sure, someone else can, but It shouldn't be very common. Or unless I'm not on at the time being, you can post the stuff.

3. Post some photography, maybe help out a little. Like I said, maybe get some more news about the city and some buildings.

4. I do NOT live in NYC, so I can't get personal photos...yet. Credits to Michael Young on the site I use for these photos.

5. Have fun, i guess. It's only a work of a city!

Permits FIled for 25-81 31st St in Astoria

Permits have been filed for a 6-story, mixed-use building at 25-81 31st St. The site is located between 28th Ave and Astoria Blvd. It is near the 30th Ave station, served by the(N) & (W) trains. Tomas Machiavello of Freres, Inc. is listed as the owner of the Site.

Proposed for a height of 65 feet tall, it will yield 9,849 square feet, with 8,725 square feet for residential space and 1,124 square feet for commercial space. The building will have ten residences, most likely rentals based on the average unit scope of 872 square feet. It will also have a cellar and a 46-foot-long rear yard.

Housing Lottery Launches For 375 Dean Street In Boerum Hill

Housing Lottery launches for 375 Dean St in Boerum Hill, a 17-story residential building. It was designed by S. Wieder Architects and developed by 35 Holding LLC. The structure yields 143 residences. 36 units are available on the NYC Housing Connect. The units are at 40 to 130 percent of the area median income (AMI), ranging in eligible income from $31,543 to $165,230.

Amenities include pet-friendly policies, a dog washing station, garage with assigned parking spaces, bike storage lockers, gym, and many more. Residences come with hardwood floors, air conditioning, washers and dryers, and name-brand kitchen appliances. Tenants are responsible for electricity.

40%: Six studios with a monthly rent of $834; incomes ranging from $31,543 to $45,200; eight one-bedrooms with a monthly rent of $888; incomes ranging from $33,806 to $50,840; and one two-bedroom with a monthly rent of $1,051; incomes ranging from $40,458 to $61,000.

50%: One studio with a monthly rent of $1,067; incomes ranging from $39,532 to $56,500, and 13 one-bedrooms with a monthly rent of $1,138; incomes ranging from $42,378 to $63,550.

New Renderings Revealed For The Keller At 150 Barrow Street In Manhattan’s West Village

Aurora Capital Associates and William Gottlieb Real Estate have revealed new interior renderings for The Keller, a 7-story residential building near the flowing Hudson river. It was designed by BKSK Architects. The project involved the conversion of the Keller Hotel, which was designated a New York City landmark in 2007, and yields 24 condominium units in one- to four-bedroom layouts. The building dates back all the way to 1898, when the Spanish-American war happened.

Each residence features European white oak flooring, high-efficiency heating and cooling systems, and stone slab kitchen countertops and custom cabinetry. The bathrooms are fitted with walnut-finished vanities and marble stone features. One unit from interior design studio ASH, features custom-stained flooring and a primary bathroom with a walnut vanity and marble stone.

Amenities include a residents’ lounge, fitness center, landscaped courtyard terrace, and additional facilities (etc. a children’s playroom and bicycle storage). The development offers easy access to the outdoors.

 Earlier this year, sales launched to over $50,000,000 in signed contracts to date. The proposed building is located near the Christopher St-Sheridan Square (1) train station to the east.

58 Vanderbilt Avenue Nears Completion In Clinton Hill

Exterior work is wrapping up on 58 Vanderbilt Avenue, a nine-story residential building. The building was designed by J Frankl Associates and developed by Bruchy Lefkowitz, and the structure will yield 90 residences with 23 units dedicated to affordable housing, as well as 34 parking spaces. Vanderbilt Avenue USA, LLC is the general contractor for the property, and it is alternately addressed as 205 Park Avenue. It is located near the Brooklyn Navy Yard.

Some recent photos show the zigzagging massing enclosed in an envelope of light gray brick and all of the tall rectangular windows in place. Some sections of red brick have begun surrounding walls on Park Ave. On the 7th story, red bricks will cover the gps on the façade. Scaffolding and construction netting still shroud the southwest corner of the building at the intersection, and meanwhile on the 1st story, which will be enclosed in floor-to-ceiling glass, remains obscured behind the sidewalk shed as work on the envelope wraps up.

Residential amenities will include an enclosed parking garage, bike storage lockers, a virtual doorman, a recreation room, and more. Units come with washers and dryers, intercoms, air conditioning, and name-brand kitchen appliances, countertops, and finishes.

 

The nearest subway from the development is the G train at the Clinton-Washington Avenue station to the south at the intersection of Clinton and Lafayette Avenues. To the north is the Brooklyn Navy Yard ferry terminal, providing access to Manhattan and Queens via the East River.

Anticipation at 58 Vanderbilt Avenue will complete construction this winter.

Permits Filed For 30-78 29th Street In Astoria

Permits have been filed for a 7-story residential building at 30-78 29th Street in Astoria. The site is located between 30th Dr and 31st Av, and the 30 Avenue (N)(W) subway station is only a walk away. Desmond Neill of Silverline Construction Management is listed as the owner behind the applications.

Proposed for a height of 70 feet tall, it will yield 18,611 square feet designated for residential space. The building will have 27 residences, most likely rentals based on the average unit scope of 689 square feet. The building structure is based on concrete. It will also have a cellar, a 36-foot-long rear yard, and 14 open parking spaces.

James Cleary Architecture is listed as the architect of record.

Demolition permits were filed earlier this month. An estimated completion date has not been announced.

Permits Filed For 47-07 Broadway In Astoria

Permits have been filed to expand a 1-story structure into a 5-story mixed-use building at 47-07 Broadway in Astoria. The site is located between 47th and 48th Streets, and the lot is two blocks from the 46th Street subway station, serviced by the (M) & (R) trains. Perry Moradof is listed as the owner behind the applications.

Proposed for a height of just 55 feet tall, it will yield 54,517 square feet, with 46,017 square feet for residential space and 8,500 square feet for commercial space. The building will also have 80 residences, most likely rentals based on the average unit scope of 575 square feet. Based on concrete, the structure will also have a cellar, a 30-foot-long rear yard, and 45 open parking spaces.

Harriet Nikakis of HCN Design is listed as the architect of record.

Demolition permits will likely not be needed as the project calls for a vertical expansion. An estimated completion date has not been announced.

Developers Announce 132,000-Square-Foot Lease Deal At 295 Fifth Avenue In Midtown South

Tribeca Investment Group, PGIM Real Estate, and Meadow Partners have announced a lease agreement with global litigation firm Quinn Emanuel Urquhart & Sullivan, LLP for a 132,000-square-foot space at the fully renovated 295 Fifth Avenue in Midtown South. This relocation marks one of the largest relocations of 2023 in the surrounding area and reflects a trend of traditional industries filling the leasing gap left by technology firms in the neighborhood. CBRE helped facilitate the transaction on behalf of ownership and represented Quinn in the leasing agreement.

295 Fifth Avenue was originally constructed in 1920. It was known for housing NYC textile tenants and was considered at the time of its construction a marvel of modern-day engineering. Studios Architecture led the comprehensive $350 million redesign, which was completed last April. The redesign included a two-story penthouse addition, infrastructure upgrades, and design tailored to offer flexible work areas and collaboration zones. The lobby, redesigned by Studio MAI, creates a hospitable office environment with a café, library, and garden backdrop. Nice, eh?

295 Fifth Avenue is only a five minute walk from the (N)(R)(W) trains at 28th Street and a six minute walk from the (6) train at 33rd Street. Penn Station and Herald Square (serve (A)(C)(E)(B)(D)(F)[<F>](M)(N)(Q)(R)(W)(1)(2)(3)) are only 10 minutes from the site!

Recent tour of Terminal Warehouse At 261 Eleventh Avenue In West Chelsea

There was a recent tour of Terminal Warehouse at 261 Eleventh Avenue in West Chelsea. The original 132-year-old structure, designed by George Mallory, is being extensively renovated and now features a new six-story office pavilion designed by COOKFOX Architects and redeveloped by L&L Holding Company, Columbia Property Trust, and Cannon Hill Capital Partners. New Line Structures & Development is the general contractor for the 1.3-million square foot development, which will cost $2 billion+, stand 13 stories tall, and yield new Class A office suites, around 100,000 square feet of new outdoor green space. It includes 29 private terraces and a central courtyard, ground-floor retail space, and multiple dining options. Cushman & Wakefield is the exclusive listing agent for both office and retail. Terminal Warehouse takes up a full city block bound by West 28th Street up north, West 27th Street down south, Eleventh Ave to the east, and the Hudson River to the western side of things. Floor plates vary in size up to 160,000 square feet.

The exterior steel elements and floor-to-ceiling glass facade components of the six-story expansion make a colorfully bold and vibrant statement with the sun reflecting off the surfaces. This also becomes a strong visual contrast with the surrounding glass towers in the adjacent Hudson Yards neighborhood, which future office workers will see immediately to the north.

The views looking up and down the Hudson River are also obtained due to to The building’s position on the westernmost edge of Manhattan, and also provides great aerial perspectives of Hudson River Park’s trees and greenery. Every floor of the new expansion will have outdoor space, some of which wrap around the entire floor plate.

Here we see most of the landscaping in place in the ground-floor courtyard and upper terraces, along with wooden benches, garden beds, soil and other green shrubbery installed or almost fully in place. Sections of the rooftop terrace are laid with wooden boardwalks. The total amount of outdoor greenery will amount to 2.5 acres.

Below is an image of the 670-foot long ground-floor tunnel-shaped hallway that runs the length of the building. Its original purpose was to bring goods in and out of the structure using a pair of railroad tracks that connected to Manhattan’s once extensive set of waterfront rail lines, then acted as the home for the former 80,000-square foot New York City nightclub called from the early 1990’s to 2001 called ‘Tunnel,’ and will soon serve as a gathering spot for visitors and office workers with the proposed retail and dining spaces.  The brick walls and steel columns have all been refurbished.

Windows, shutters, and other ornamental elements on the outer brick facade are also part of the ongoing renovation process.

Permits have been filed to expand a 2-story structure into a 4-story residential building at 283 Graham Avenue in East Williamsburg. Located near the intersection of Powers Street and Graham Avenue, the lot is near the Grand Street (L) station. Mendel Fleischman of The Garden Bond is listed as the owner behind the applications, along with the adjacent 285 Graham Avenue.

Proposed for only 56 feet tall, the development will yield 6,109 square feet designated for residential space. The building will have 8 residences, most likely rentals based on the average unit scope of 763 square feet. The concrete-based structure will also have a penthouse but no accessory parking.

Atlas Nears Completion At 270 Johnston Avenue In Jersey City

 

Construction is nearing completion on Atlas, a 24-story residential building at 270 Johnston Avenue in Jersey City. Designed by MHS Architecture and developed by Alpine Residential and Fields Grade, the structure will yield 169 rental units in  studio to three-bedroom layouts with interiors by GRT Architecture. Many of the homes will feature private balconies with views of the Statue of Liberty and the Manhattan skyline.

JC's neighborhood, Bergen-Lafayette, where this structure is currently built in, is known for its neighborhood feel, vibrant art scene, and connectivity to downtown and Manhattan through light rail and ferry service. Residents will be located steps from stops for the 6 bus line and the Liberty State Park Station for New Jersey Transit, which serves the Hudson-Bergen Train. Liberty State Park is located next door to the property, offering open space and a waterfront promenade.

THE 74 Closes In On Final Stories At 201 East 74th Street On The Upper East Side

Kicking off an annual year-end construction countdown of the 31 tallest buildings under construction in NYC is THE 74, a rising 32-story residential tower at 201 East 74th Street on the UES. Designed by Pelli Clarke & Partners with SLCE Architects as the architect of record and developed by Elad Group, which purchased the property for $61 million in April 2022, the 420-foot-tall (weed #) structure will yield 42 condominium units and an accompanying collection of residential amenities. Rafael de Cardenas is the interior designer for the amenity spaces and the residences, which are being marketed by Corcoran Sunshine Marketing Group and will include half-floor two- and three-bedroom units, full-floor four- and five-bedroom homes, a single free-standing townhome, and a duplex penthouse. Press Builders is the general contractor for the project, which is alternately addressed as 1299 Third Avenue and located on an interior lot facing Third Avenue with two small panhandle extensions to East 74th and East 75th Streets.

The reinforced concrete superstructure is reaching the top levels, while the metal stud frames are being installed across the podium and lower levels. I expect THE 74 to top out sometime later this winter.

The website I use released a set of new exterior renderings for the project last month, showing a much cleaner design than the previous iterations. The exterior is comprised of pleated white terracotta panels, a grid of floor-to-ceiling windows with dark mullions, and a tall mechanical bulkhead above several setbacks, including one topped with a landscaped terrace. The building starts off with a narrow 7-story podium, followed by a cantilever to the south at the base of the main tower. The rest of the floor plates then continue in a repetitive stack up to the crown.

Pricing starts at $2.975 million for two-bedrooms, $4.8 million for three-bedrooms, and $12.5 million for full-floor residences. Amenities will include an entertainment suite with a catering kitchen and videoconferencing room, a children’s playroom, a fitness center with a Pilates studio, and a lobby lounge overlooking a private garden.

THE 74’s completion date is set for the summer of 2025, as noted on site.

Units come equipped with floor-to-ceiling windows, hardwood floors, and name-brand kitchen appliances, countertops, and finishes. Permits have been filed for a 9-story residential building at 155 South Elliot Place in Brooklyn. Located between Hanson Place and South Portland Avenue, the lot is near the Atlantic Avenue-Barclays Center subway station, serviced by the (2)(3)(4)(5)(B)(D)(N)(Q)(R) trains, and the LIRR. Mendel Berkowitz is listed as the owner behind the applications.

Proposed for a height of 89 feet tall, it will yield 116,487 square feet designated for residential space. The building will have 101 residences, most likely condos based on the average unit scope of 1,153 square feet. Wells Fargo Announces Retail-To-Office Conversion In Hudson Yards

Wells Fargo has announced plans to consolidate most of its New York office presence across 2 buildings in Hudson Yards. Developed by Related Companies, the project involves the conversion of 3 stories of retail space in 20 Hudson Yards into 445,000 square feet of new office space, providing an easy link to the company’s existing nine-story footprint in the connecting 30 Hudson Yards skyscraper. Wells Fargo reportedly purchased the former Neiman Marcus store, which closed in 2020, for $550 million and plans to open the new office in 3 years.

This redevelopment will transform the vacant space into a modern, advanced office environment. About 2,300 employees from Wells Fargo’s current office at 150 East 42nd Street are expected to relocate to Hudson Yards starting in late 2026, joining their colleagues already based there.

The planned office space will feature collaborative workspaces amenities such as a food hall with a rotating local restaurant program and an all-day coffee bar offering views of Hudson Yards. The company will also have a dedicated entrance on Tenth Avenue and naming rights for the exterior of the property.

“This significant expansion demonstrates both the success of Hudson Yard’s modern lifestyle offices and live, work, play environment, as well as the power of New York City to meet the evolving needs of the world’s most innovative companies,” said Jeff T. Blau, CEO of Related Companies. “New York City is once again a magnet for the best talent, and industry leaders like Wells Fargo recognize the long-term advantage of having dynamic office space at Hudson Yards.”

111 Willoughby Street Rises In Downtown Brooklyn

The 30th-tallest building on the year-end construction countdown is 111 Willoughby Street, a 40-story residential tower that has begun to rise in Downtown Brooklyn. Designed by GF55 Architects and developed by The Michaels Organization, Triangle Equities, and Geolo Capital, the 437-foot-tall structure will span 205,000 square feet and yield 227 rental units, a 20,000-square-foot ministry center for the St. Boniface parish, and 1,814 square feet of commercial space. ZDG, LLC is the general contractor for the property, which is located by the intersection of Willoughby Street to the south and Duffield Street to the east.

Foundation work was still ongoing in the early summer. Construction has progressed steadily since then, and the reinforced concrete superstructure already stands over a dozen stories above street level. At the current pace of work, the tower could likely top out sometime next spring, aided by the repetitive shape of the floor plates.

Renderings of the building depict the façade composed of a glass curtain wall framed with thick horizontal bars at two-story intervals in a meandering pattern. The podium will be clad with contrasting bronze-hued paneling, and the crown is shown enclosed in a tight grid of narrow white columns across the top three stories, as seen in the below detail photo. A flat roof parapet caps the structure.

The website I use last reported that the homes will occupy floors 6 through 40, with 69 units designated for affordable housing. Residential amenities will include a 24-hour concierge, a rooftop lounge, and a fitness center. The property is located in close proximity to multiple subway stations:

  • The (A)(C)(F)(R) at Jay St-MetroTech to the west
  • The (2)(3) at Hoyt Street down south
  • The (B)(Q)(R) at DeKalb Av to the east.

Proposed for a height of 86 feet tall, it will yield 17,988 square feet designated for residential space. The building will have 12 residences, most likely condos based on the average unit scope of 1,499 square feet. The concrete-based structure will also have a cellar, a 30-foot-long rear yard, and 7 enclosed parking spaces.

Weill Cornell Announces New Research Center At 1334 York Avenue On Manhattan’s Upper East Side

Weill Cornell Medicine has announced plans to expand its Upper East Side campus with the acquisition of 5 floors at 1334 York Avenue. The new space, which is currently occupied by Sotheby’s auction house, is located just a block from Weill Cornell’s primary campus and will add some 200,000 square feet of research space, the institution’s largest expansion since the inauguration of the Belfer Research Building in 2014.

The building is scheduled to open in 2026, and it will serve as a focal point for foundational, clinical, and translational research. Leveraging advanced data science and cutting-edge methodologies, it will aim to advance our comprehension of various diseases.

It will also accommodate the expansion of key programs, like the Englander Institute for Precision Medicine and the Meyer Cancer Center. Furthermore, the establishment of a new Department of Systems and Computational Biomedicine will facilitate the development of innovative algorithms and the application of machine learning and artificial intelligence to enhance research efforts. This will ideally accelerate the translation of laboratory discoveries into therapies for patients.

The research space will prioritize collaboration, offering open workspaces and large conference rooms, encompassing both dry and wet lab spaces to facilitate flexible research team configurations. Over time, the facility will house more than 700 Weill Cornell Medicine faculty and staff, supporting existing programs and enabling future research endeavors. The facility is also being engineered to achieve LEED certification.

The initial phase of the expansion is supposed to start in early 2024, with full opening expected in Fall 2026.

“Our institution’s critical research expansion will accelerate innovation in medicine so we can bring more cutting-edge treatments and therapies to patients,” said Jessica M. Bibliowicz, chair of the Weill Cornell Medicine Board of Fellows. “This new space will empower our scientists and physicians to discover and develop solutions to some of our greatest health challenges and ensure a brighter future for generations around the world.”

325 Bergen Street Nears Topping Out In Boerum Hill

Construction is close to topping out on 325 Bergen Street, a 7-story residential building in Brooklyn. Designed by Technemotion Design and developed and built by Avdoo Partners & Development under the Bergen Owner LLC, the 75-foot-tall structure will span 243,000 square feet and yield 450 condominium units with an average scope of 1,307 square feet, and 50% of the inventory will be reserved for affordable housing. The property stands on a large multi-parcel assemblage stretching 400 feet along Bergen Street between 3rd and 4th Avenues, with a narrower 45-foot frontage along Dean Street.

Work has rapidly unfolded since late June 2022, when excavation was just beginning on the 44,583-square-foot plot, which was formally occupied by a taxi depot and two low-rise warehouse structures. A recent photo shows the angular undulating superstructure built up to the sixth floor while crews begin to frame out the lower stories with CMU blocks. A crane was seen lifting materials from flatbeds to the top of the building, where the setback seventh level is starting to rise. A construction hoist is positioned at the center of the southern elevation at the cutout in the building massing.

The rendering in the main photo shows the building's façade composed red brick framing recessed windows on the lower levels, and gray and beige paneling surrounding industrial-style windows on the upper floors. The setbacks and roof parapet are shown lined with glass railings for terraces.

There is also a black and white elevation posted on site depicting the symmetrical design of main southern elevation. At the center of the two main wings is a five-story volume clad in a glass curtain wall. Avdoo Partners & Development’s website indicates the inclusion of multiple open gardens and green spaces upon completion.

The nearest subways are the (2)(3)(4)(5)(B)(D)(N)(Q)(R) (and sometimes (W)) trains at the Atlantic Avenue-Barclays Center station to the north.

325 Bergen Street’s anticipated completion date is slated for the winter of 2024, as noted on site.

Façade Installation Takes Shape On 2-20 And 2-21 Malt Drive In Hunters Point

At number 29 on the year-end countdown is 2-20 and 2-21 Malt Drive, a three-tower complex in the Hunters Point South master plan in Queens. Designed by SLCE Architects and developed by TF Cornerstone, the development consists of these buildings

  • A 34-story, 390-foot-tall structure with 575 units at 2-20 Malt Drive
  • A two-tower building at 2-21 Malt Dive with
  • A 38-story, 440-foot-tall tower 
  • A 25-story, 310-foot-tall sibling collectively housing 811 units.

The project will span 1.43 million square feet and yield nearly 1,400 total units, with 30% designated for affordable housing, as well as around 25,000 square feet of retail space. Scape is the landscape architect and Bud North LLC and Bud South LLC are the general contractors for 2-21 and 2-20 Malt Drive, respectively, which will rise from a subdivided plot bound by 54th Avenue to the north, Newton Creek to the south, and 2nd Street to the west.

All three buildings have topped out along the waterfront since late February, when the reinforced concrete superstructures were just beginning to climb above the podium levels. A good deal of work has already been completed on the buildings’ façades, which are composed of a mix of dark red, light tan, and charcoal-hued brick framing expansive grids of floor-to-ceiling glass.

The below image was taken in early August , showing the first portions of the brick cladding being installed across various sections of the exterior. Belden Tri-State Building Materials is supplying the brickwork for the towers, which will feature a handful of setbacks near their parapets.

Eugene Lubomir's renderings show the overall scope of the project from above and from street level. The shortest component will have 12,500 square feet of retail space with 785 to 3,057 square feet for each tenant, while the tallest of the three buildings will have two retail spaces spanning 4,969 and 7,395 square feet.

2-20 Malt Drive’s podium rooftop is depicted with an outdoor pool deck on the southern side of the trapezoidal floor plate. All three towers will have mechanical bulkheads clad in dark metal grilles.

Earlier this year, TF Cornerstone received $725 million in construction loans to complete the project. Wells Fargo provided $418 million for 2-21 Malt Drive and PNC Bank provided the remaining $307 million for 2-20 Malt Drive. Other banks that contributed are M&T, Bank of New York, TD Bank, Bank United, and City National Bank.

Residential amenities at 2-20 Malt Drive will include on-site parking on the lower floors of the podium, a mailroom and package room, bicycle and residential storage, a shared on-site laundry room with an adjacent outdoor terrace, and more. Select units will come with private outdoor space.

2-21 Malt Drive will feature residential storage, a mailroom and package room, bicycle storage rooms on the first and third floors, multiple laundry rooms, and more.

Both 2-20 and 2-21 Malt Drive are slated for completion in the fourth quarter of 2024, as noted on site. The project is expected to receive its first certificates of occupancy in the second quarter of 2024.

An affordable housing lottery waiting list has launched for 21 West End Avenue, a 48-story mixed-use building built in 2016 on the Upper West Side of Manhattan. It was developed by Dermot Company and designed by SLCE Architects, and it yields 616 residences. On NYC Housing Connect is a waiting list to fill four studios and one one-bedroom available now as well as for future vacancies for residents at 40 and 50% of the AMI, ranging in eligible income from $22,626 to $87,550.

Amenities include 24-hour concierge, dog park, doggy daycare, playroom, a lounge with outdoor terrace, screening room, and workshop. There is also a fitness center which includes over 20,000 square feet of exercise space, a yoga room, boxing studio, and 60-foot-long indoor pool and spa. Units come equipped with washers and dryers, dishwashers, energy-efficient appliances, and air conditioning. Tenants are responsible for electricity.

Actual rent may vary based on lease terms. Rent increases on the advertised rent are as follows: New tenants are offered a one-year lease with a 3% increase or a two-year lease with a 2.75% increase for the first year of the lease and 3.20% for the second year.
